Rockport began in the 1600s as a fishing and granite-quarrying town — its stone reportedly shipped as far as the Panama Canal — before its granite ledges and fishing shacks drew a thriving artist colony starting in the late 1800s. That legacy is most visible on Bearskin Neck and at Motif No. 1, the red fishing shack often called the most-painted building in America.

Newburyport grew up as an 18th-century shipbuilding and merchant port at the mouth of the Merrimack River, leaving behind one of New England's best-preserved downtowns — the Newburyport Historic District covers roughly 750 acres and more than 2,500 Federal-era buildings. Its walkable downtown of boutiques, restaurants, and a working waterfront anchors a cluster of Essex County river and coastal towns, about 38 miles north of Boston.

Southern New Hampshire

For Massachusetts buyers, Southern New Hampshire's draw is straightforwardly financial: New Hampshire has no tax on wages or capital gains, and as of January 2025 it fully repealed its old tax on interest and dividends too — making it one of the only states with neither a broad income tax nor a sales tax. Border towns like Salem, Windham, Derry, and Plaistow sit roughly 20–35 minutes from Newburyport, letting buyers keep New Hampshire's tax treatment while staying close to the Seacoast and North Shore.
